ACQUISITION CRITERIA

Property Type: Well-located properties in established or developing, culturally diverse neighborhoods. We seek income-producing, community- and neighborhood-oriented retail and mixed-use properties with upside potential including value-add, lease up, and contractual rent increases.

Locations: Well-populated, high-traffic and high-visibility areas with opportunistic and value-add potential in the following markets: Houston, Dallas, Austin, Fort Worth, San Antonio and Phoenix/Scottsdale.

Size: 10,000 - 200,000 SF of owned GLA.

Tenant Mix: Tenants that serve the needs of the community and neighborhood.

Value-Add Potential: Vacancy, growing market rents, vacant land to build on, under-managed, and/or renovation potential.

Financing: All cash or operating units, assume existing debt, joint venture financing, and alternative financing structures.
